Melbourne

Melbourne and Eau Gallie feature two charming old downtown areas   each  with specialty shops and other attractions, and the county's largest mall, Melbourne Square - home to Dillard's, Macy's and more.   Melbourne, in South Brevard County, originally was a training area for Confederate soldiers during the American Civil War.[Some soldiers, who were attracted to the river and the ocean, returned and bought land at 5 cents per acre. After the Civil War, pioneer families arrived and Melbourne was founded in the late 1860s by former slaves.

The city was named Melbourne in honor of its first postmaster, Cornthwaite John Hector, an Englishman who had spent much of his life in Melbourne, Australia. The first school in Melbourne was built in 1883 and is now part of the Florida Tech campus. In late 1942 the Naval Air Station Melbourne was established as a site to train newly commissioned Navy and Marine pilots for WWII. The program ran until 1946, and the land that was used for that program makes up most of what is currently the Melbourne International Airport. In 1969, the cities of Eau Gallie and Melbourne voted to merge, forming modern day Melbourne.

In addition to Eau Gallie and Melbourne, the City of West Melbourne is just minutes from Melbourne Square and major commuting routes such as I-95.

Patrick, chief of the Army Air Service (1921-26) and chief of the Army Air Corps (1926-27). The base was established following the transfer of control of the Banana River Air Station, set up in 1940 to support Atlantic coastline defense, from the Navy to the Air Force. TAXES

You will be happy to know that our constitution limits the real estate tax assessment on your homesteaded property. In order to qualify for a Homestead, your residence in Florida must be your primary residence. There is no state income tax or death tax. People are flocking here from states burdened by high taxes, onerous budget deficits, and over-regulation.

Questions about real estate taxes? Want to estimate your real estate taxes? How about taking a peek at an aerial view of a home you're interested in? Click Here for an in-depth look at everything from taxes to exemptions, to Homesteading, and more! An interesting note: Helping keep taxes low, Scripps Research Institute, industry leaders in biomedical research, recently announced its move from California to Florida. That's 6,500 Scripps jobs, plus the ancillary effect of nearly 500 companies and 50,000 high paying jobs over 15 years. Governor Jeb Bush says it rivals Disney and NASA in economic significance.

ECONOMIC DEVELOPMENT

Ten years ago Brevard relied on tourism and launches (besides the Shuttle, we launched Titan, Delta, Atlas, and submarine-based rockets). Today, Harris Corp. employes approximately 5,000 people, DRS Technolgies is an outstanding community participant, and Port Canaveral is America's #1 passenger port - with 5 new cruise ships in 2003 - Including Disney.

The Governor and legislature funded creation of a high-tech corridor stretching from Melbourne and Palm Bay, through the Space Center, and Titusville, and continuing on to the University of Central Florida Research Park. The SpaceCoast Economic Development Commission publishes information helpful to moving businesses here (with tax abatement incentives). Their research includes demographic statistics AND business resources. Real estate investors should check through the Economic Report showing why Brevard is in growth mode.

HOSPITALS AND MEDICAL

If is convenient, new medical facilities you're looking for, Brevard County has it.  From Wuesthoff Hospital to Cape Canveral Hospital, to the Holmes Regional Medical facilities, you are covered at each end of the County.  From pre-natal care through assisted living, you'll find it here.

RETIREMENT

Eight of the top-ten hottest U.S. real estate markets are in Florida, because the baby boomers have dreamed of retiring to Florida for several decades. Now they are buying vacation and investment homes in the first wave of early retirement. Brevard is unique among retirement destinations because our diverse job base brings adults of all ages here.

The Melbourne/Viera/Suntree area boasts many new, gated 55+ communities, such as Grand Isle, Heritage Isle, Indian River Colony Club, Alamanda Key and more.

WEATHER

After long searches for perfect weather, both Disney and the Space Center decided Brevard was the place to be! Brevard has never experienced a direct hit from a hurricane. Scientists say it is because hurricanes follow warm water and the cape pushes the warm Gulfstream out to sea. Merritt Island's microclimate is influenced by the surrounding lagoon and the water running up its middle, features that act as a heat sink (warmer in winter, cooler in summer). In fact, we have the only agricultural zone-10 other than Miami-Dade. We grow mangoes and avocados just like they do, and we're 200 miles north.

EMPLOYMENT

Whether considering a job offer or you're looking at possibilities for moving here, you probably want to know about the general employment climate. Your spouse and children may also want to know what's available for them. Since Brevard is Orlando's seaside suburb, many people commute to jobs in Orlando with a drive time of 40 to 60 minutes; so check Orlando jobs too! Visit Florida High Tech to see some job opportunities in our fastest growth sectors.

EDUCATION

Key to Brevard's success, education at all levels is the best in Florida. Rocket scientists expect a high level of math and science so kids can exceed their parents education. To help the kids' education along, just one hour commute, University of Central Florida in Orlando, is one of America's 10 largest universities (76 majors, 43,000 students). Center for Research and Education in Optics and Lasers at the (University of Central Florida) is what is destined to become the location of "Silicon Valley East". The thriving Central Florida Research Park links technology to the business sector, fulfilling UCF's commitment to become the greatest partnering university in the world. Their Business School offers an innovative curriculum now copied nationwide. Several other programs also lead the nation including a Film and Digital Media Department and a Solar Energy Deparment. Private schools and homeschooling associations offer the finest K-12 education, but Brevard's county-run schools really compete.

Recently Brevard Public School Superintendent, Richard DiPatri, was chosen as Florida's Superintendent of the Year. The Brevard County Schools have achieved a number of distinctions, among them: 95% of Brevard's schools earned an A or B, with 80.5% earning an A grade. 80 out of 82 schools in Brevard have been an A or B school in one of the last two years.
